As our largest space in the area, it boasts high ceilings, exposed concrete floors and pillars, and huge white walls that create a striking backdrop for bold ideas. The space is split into two main areas: a large, open-plan showroom and a secondary zone that can be fully blacked out – ideal for screenings, installations, or creating a different atmosphere. With a capacity of up to 290 people and incredible visibility on a major road, this space is built to handle high-impact moments.

This is a shared creative building – while you'll have full access to the space, it's essential not to enter or wander around the artists’ studios. There’s no on-site parking, but a nearby loading bay makes deliveries easy.
This space is subject to a rolling lease and, in rare cases, may become unavailable with 28 days’ notice. In such an event, bookings would be cancelled and fully refunded in line with our cancellation policy.

Space rules
1. Sales & Event Type
THE BUILDING IS NOT LICENSED. The hirer is responsible for obtaining any necessary licences or approvals, including a Temporary Events Notice if applicable.
No ticket sales, and no sales of food, drink, or alcohol are permitted.
Food and beverages may be provided free of charge only.
2. Capacity
Maximum occupancy is 290 people at any one time.
This is a fire safety requirement and must not be exceeded.
3. Studio Access & Shared Facilities
No access is allowed to artist studios under any circumstances.
Artists have a separate side entrance, but may require access through the front doors occasionally.
Toilets are located on the first floor and are shared with resident artists, who must have uninterrupted access at all times.
4. Installation & Deinstallation
All setup and takedown must be completed within your booked hire period
The space must be returned in its original condition. Failure to do so will result in a damage charge.
An optional £150 repainting fee is available and can be deducted from your deposit upon request.
5. Decorations & Installations
All decoration and technical installation plans must be approved in writing in advance.
The following are strictly prohibited:
Open flames
Candles
Incense
Smoking (including e-cigarettes)
6. Insurance
Proof of £2 million public liability insurance must be provided no later than 14 days before your event.
7. Noise & Music
All amplified sound or music must be pre-approved and kept at a reasonable level in consideration of neighbouring artists and studios.
8. Security & Supervision
The gallery must be invigilated at all times during public opening hours.
You must arm the security alarm system overnight. Detailed instructions will be provided.
9. Promotion & Branding
The Bomb Factory name and logo may not be used in any promotional materials without prior written consent.
The venue is not responsible for press coverage or publicity unless previously agreed in writing.
10. Waste Disposal
Only Bomb Factory-provided (council) bin bags may be used.
Oversized waste must be removed offsite by the hirer.
Oil paints and similar substances must NOT be disposed of down sinks.
11. Smoking & Substances
Strictly no smoking, e-cigarettes, incense, candles, or narcotics anywhere on the premises.
12. Parking & Loading
No onsite parking is available.
13. Exhibition Content
A content or trigger warning form must be submitted if your exhibition includes sensitive material.
14. Health & Safety Requirements
A full risk assessment must be submitted before your event opens.
All electrical equipment must be PAT tested.
Any heaters used must include a thermostat and tip-over safety switch.
15. Cleaning & Maintenance
Floors must be kept clean and covered during your hire.
16. Windows
Do not lean on or apply pressure to any windows.
One window has a pre-existing crack – please exercise caution around it.
17. Fire Safety & Emergencies
Any incidents or accidents must be reported immediately to your venue contact.
18. Signage
You may install window vinyls during your hire.
If you remove existing Bomb Factory vinyls, you must replace them upon departure.
A poster box key is included with hire.
