While all units are ground floor and street-facing, access is via the central building entrance and is shared with other occupants—so deliveries and entry will need to be coordinated accordingly.

Once booked the space will be available empty and without the items shown in the photos.

No late-night events (unless agreed in advance) – venue must be cleared by 10pm.
No amplified music after 8pm to respect surrounding tenants.
No smoking inside the premises.
No permanent alterations or installations without prior approval.
Setup and takedown time must be included within the hire period.
Waste disposal is the responsibility of the hirer—space must be left clean and tidy.
Capacity limit depends on studios
Alcohol service must be pre-approved and may require a temporary license.
