Bar & Restaurant
Named after the 17th century Oracle workhouse that once occupied a part of the site, The Oracle is the primary shopping centre for the residents of Reading. With stores including Apple, Topshop, House of Fraser and Debenhams, the centre enjoys high footfall – welcoming over 300,000 visitors each week. But those big names also generate footfall for independent brands pitching up close by – those with a different story to tell.
This space is a former Supercuts salon, next to one of the flagship department stores, Debenhams. It also benefits from being next to one of the centre’s side entrances, so be sure to focus on displays and marketing to get people as soon as they walk in. Inside, it’s a rectangular layout, simply decorated and fitted out, with a small back area for storage.
As well as thousands of parking spaces, The Oracle is a 6-minute walk to mainline station Reading. So it’s handily located, as well as packed with ideas people love to shop.
The Oracle houses 113 tenants over 70,500 sq ft.
The centre includes 90 retailers, 21 restaurants and an 11-screen cinema.
Annual footfall is 16 million and average retail spend is £76.
77% of the centre’s catchment area belongs to the top 3 highest-spending demographic categories.
VAT and utilities applicable in addition.
Fit out proposals to be pre-approved by the landlord prior to commencement onsite, including but not limited to:
- Layout plan

- Scope of works
- Risk and method statements

Although most recently set up as a hairdresser, this space could easily be re-fitted for any number of ideas. The centre will need to pre approve your fit-out plans in advance.
Please note that all quoting rents are on the basis of a pop up with landlord breaks after the first 2 or 3 months. Longer terms without landlord breaks will lead to higher rents.
The Oracle is the foremost shopping destination in the Thames Valley region, with over 90 retail stores, 30 eating and drinking spots, and a 11 screen Vue Cinema. A worthy rival to any London based shopping centre, many major brands have chosen The Oracle to base their flagship stores and many more, including Five Guys and Smiggle, made The Oracle their first location outside London.
Famous for its superb customer service, The Oracle has amassed a noteworthy collection of awards. It has been recognised year-on-year for its secure car parks, customer service, and creative in-store events. The Oracle also has its own app, Kudos, which is the perfect shopping companion and keeps users up to date with real-time news and offers.
