A Little About This Space

Sitting on the ever-energetic Roman Road, The Bi-Fold Brick Shop offers 682 sq ft of adaptable retail space with a bold gold frontage that stands out instantly. Formerly a bookshop café, the unit blends character and flexibility, featuring a traditional shopfront, beautiful wooden flooring, and a striking Victorian-style spiral staircase that adds a sculptural focal point to the room.
The showstopper is the bi-folding window system that opens the entire front of the shop to the street, creating a seamless indoor-outdoor flow ideal for brands that want to draw people in from the pavement. The interior is clean, simple, and easy to customise, making it a strong fit for pop-ups, launches, sample sales, community events, or creative retail concepts looking for a bright East London home.

THE CROWD

Roman Road pulls in a lively blend of locals, visitors, and long-standing East London creatives. The historic Roman Road Market (running three days a week) brings in shoppers hunting for produce, fashion, and vintage gems. Throughout the week, the street stays active with neighbourhood regulars, freelancers, and young families moving between cafés and shops.

THE NEIGHBOURS

This stretch is all character and community. Nearby favourites include Scandi-style gift shop Snap, cosy eateries like Palmers Restaurant, and creative hangouts such as The Art Café. Alongside a mix of independents, bakeries, and market traders, the area gives brands a chance to plug into a neighbourhood that supports originality and thrives on footfall.
