Examples include but are not limited to: stereo at high volume, drums or other types of noise, violations of established site quiet hours and large gatherings/parties. Amplified musical instruments, group music rehearsal and other activities which can be heard outside the Unit are prohibited.
Quiet Hours are in effect from 8:00pm to 10:00am throughout the week.
Minimum opening hours are Tuesday - Sunday 12pm - 6pm. Although operator can operate 7 days a week 7am - 11pm if they wish.
If the tenant wishes to increase their power usage they must arrange for a contractor themselves at their own cost.
The Tenant is responsible for paying utility bills and business rates.
The tenancy agreement offered by Appear Here does not come with an automatic right to occupy pavement space beyond 4m beyond the front door. This will need to be re-applied for separately.
All tenants on site will have to abide by the rules set by the landlord for shop frontage and furniture guidelines.
The landlord will have final say on all branding and furniture installed by tenants on the shop exterior.
Installation of personalised signage must be approved and signed off by Appear Here. Appear Here will need to see drawings/plans for the sign before it can be approved.
The tenant must arrange professional clean of extraction hood every 6 months and provide a certificate.
