A Little About This Space

This event space is in the basement of a brand new quirky coffee shop in St James. During the daytime the ground floor reverberates with the sound of grinding beans as well suited business-folk their cups of contemporary coffee.

However, the basement space can be hired out for events, showrooms, galleries or even supper clubs. The owners are looking for all types of great ideas that will add to their space. In the evenings it could be anything from an experimental supper club or exclusive private view.

Please note that the pricing works out at £99per hour + VAT or £88per hour + VAT for over 5 hour bookings. The advertised price is based on a 9 hour day.

If you're holding a big party the landlord would like to see the project before committing to the price listed, which could likely rise to £750-1000 for the day/night depending on what's required of the staff, building and business operations.

Rules of The Space

The standard hours of hire are from 8am until 7pm. Going until 9pm can be arranged with notice. Working later in to the evening will be subject to an extra charge for staffing.

At the time of listing the maximum capacity for the venue is 79 at any one time. The landlord will be able to confirm if the number is higher.

If hiring solely for an evening event then the standard hours of hire are 6-9pm.

The owners can offer a great catering package if you want the evening event to be catered at prices starting from £3pp.

The premises has applied for an alcohol license but until further notice any sale of alcohol has to be done under a Temporary Events Notice, applied to the Westminster Council.

There is no direct parking but there are meters outside as well as 20 minutes for loading and unloading.

The wall space is approximately 30sqm if you're looking to display works.

Weekday projects that require the kitchen cannot be accommodated however at weekends this can be arranged.

There are reductions available if booked for multiple weeks.

There is a cancellation charge of 50% if cancelled between 4-8 weeks in advance, any less than 4 weeks and 100% of the booking will still be charged.

Cleaning after your event will need to be done.

Home Truths

During the week, you have to work with the coffee shop upstairs. There will be noises and sounds but if your project is looking to attract members of the public you'll find yourself with a steady stream.
