If you require a small area for storage, the landlord may be happy to allow an area of the basement to be used for no additional charge. Make sure to discuss and confirm this at your viewing. Anything above quiet background music (or any other loud sounds) will not be permitted in the space. Doors must be kept closed at all times - Any visitors are required to be buzzed in. If a showroom, this can strictly be operated by appointment only. Designated hours must be observed and any activity outside designated hours must be authorised by the landlord. The property must be returned to its current condition, including correct paint colours.

Space rules
The due rent is for the ground floor only. The tenant will also have use of the basement for toilets and a little storage, both uses shared with the landlord, at no extra cost.
