A Little About This Space

Is this London? With a distinctly historic feel, more reminiscent of smaller English towns, this space to rent in Highgate enjoys a prominent spot in an affluent neighbourhood. Highgate High Street is home to a lovely collection of cafes, pubs and local shops, and you’ll find this space to rent right in the middle. Formerly a Cafe Nero, the space could lend itself well to retail as well as F&B ideas. An ample ground floor leads down to a sizeable lower floor that is both bright and cosy ode to the small private courtyard to the rear, with full-height windows bringing the outside in. An exposed brick wall runs down one side of the space, giving a rustic aesthetic, but the rest of the space is clean, modern and ready for transformation. It comes with two storage/office rooms in the basement and a garden at the back.

THE CROWD

Highgate has been a retreat for the wealthy and influential for centuries. With its bookshop, butchers and abundance of pubs, cafes and restaurants, Highgate High Street serves the area’s affluent and arty community well. Expect to see plenty of people around during the week, but weekends are when the street is at its busiest. Highgate station is a 10-minute walk.

MEET THE NEIGHBOURS

The surrounding area is a compact but flourishing set of streets, with a leaning toward food, services and health. Similar shops will chime well with the established feel of the area, but stepping out as an independent retailer could put you on the map, bringing more balance and attracting the custom of people that otherwise might look elsewhere for gifts or supplies.

Retailers tend to take advantage of the unique architecture and historical touches of design - authenticity and heritage are very much welcomed in the area. Independent pharmacy Bailey & Saunders are next door, Costa Coffee just beyond that, with The Angel Inn (a pub) and french bistro Cafe Rouge opposite. The street also features an authentic butchers, custom home furnishings from Walter Castellazzo, upmarket bakery Gail's, as well as hairdressers and women's clothing.

Home Truths

Tourist footfall isn't huge here, apart from those perhaps attracted by nearby Hampstead Heath.
