A Little About This Space

Visit Marylebone and you get a glimpse of village life in the centre of Zone One. Al fresco cafes, leafy garden squares and up-market shops give Marylebone it’s unique vibe and in amongst it all is this commercial space to let. With a double window frontage, a large shop area and smaller storage room with WC out back, this white space would be ideal for retail units looking for a High Street location with high footfall.

The crowd

Home to arty locals, stylish celebs and wealthy city folk, Marylebone has an ever-growing number of bars, restaurants and independent shops. Expect visitors all-week long, especially at weekends when the world’s most dedicated shoppers descend onto the area. A 6-minute walk to Bond Street station.

Meet the neighbours

You’ll be next door to a travel agent and an independent restaurant and opposite an optician. Tourist-attracting Thayer Street has Selfridges and Bond Street on its door step as well as cafes, chains and upmarket High Street shops aplenty.

Rules of The Space

In addition to the terms of the Tenancy Agreement the following
Rules & Regulations are to be adhered to:
Loading is to be via by the service deck at the rear of the premises. Car Parking bays are not to be
used and parked cars are not to be blocked in. The service deck is not to be used before 06.30am or after 9pm and noise should be kept to a minimum so as not to cause any disturbance to the
surrounding residents.
No goods can be stored on the service deck at any time.
Waste is to be placed in the bin stores on site and is not to be left on the service deck at any time.
Where, in the Landlord’s reasonable opinion, excessive levels of waste are generated by the Tenant, the Tenant will need to procure their own arrangements for the removal of waste.
The shopfront windows are to be left unobstructed although temporary signage (but not of an
offensive, political or religious nature) is permitted to no more than 20% of the shopfront. The
tenant is to remove said signage at the expiry of their tenancy.
The shopfront fascia may be used for the display of the tenant’s name (providing it is not offensive)
but the tenant’s signage must be removed by the end of the tenancy and the fascia must be fully
reinstated and left ready to receive the signage of any future tenant.
