You'll have access to the ground floor space only (1st 18 metres). The shop is white-boxed with lighting and power points. The space is available to rent for a minimum of 3 days. We will need to discuss any rentals for more than 1 month.

Space rules
The premises have A3 and A4 planning consent. Any decoration plans must be approved by the Landlord first. The space available is only for the first 18m of the space up to the ground floor partition as per the 'image 1' shown. Smoking is not permitted. The premises are rented as seen from a visual inspection. The space may differ from the photographs. The premises are unlicensed. Any sale of alcohol and/or licensable entertainment must have a Temporary Event Notice ("TENs") and must be agreed with the Landlord in writing before rental. Breach of this condition will immediately terminate this Licence, without any compensation for rent paid. A schedule of condition is to be agreed between the Landlord and Tenant before occupation. The premises are to be left in clean and good condition as per the Schedule of Condition (6 above). Breach of this condition will result in a professional cleaner being instructed to clean at a cost of £150 + vat, to be deducted from the rental deposit. All the tenants's stock and belongings has to be removed from the premises by the end of the Licence. Each additional day or part thereof will be charged at £150 + vat, to be deducted from the deposit. The Landlord has the right to dispose of any stock and/or belongings after 48 hours of the Licence ending, the cost to be deducted from the deposit. The keys are to be returned to the Landlord at the premises by 10.00 hrs the following morning, but not Saturday, Sunday and/or bank holidays. This can be varied at the Landlord's discretion. Breach of this condition will incur a charge of £95 + vat The Landlord doesn't accept any responsibility for the Tenant's stock and/or belongings and for the security of the building. Any loss or damage is the sole responsibility of the Tenant. 11. Insurance 11.1. Not to do anything whereby the policy of insurance on the Premises or on the Fixtures and Fittings may become void or voidable or whereby the rate of premium on any such policy may be increased, and to repay to the Landlord all sums from time to time paid by way of increased premiums or insurance excess and all reasonable expenses incurred by the Landlord, in or about any renewal of such a policy, rendered necessary by a breach of this provision. A copy of the said policy documentation will be provided upon written request received by the Landlord or his Agent from the Tenant. 11.2. The Landlord will not insure the contents owned by or in the possession of the Tenant or any person visiting the Premises. These items must be insured by the Tenant under a separate policy. 11.3. The Landlord's public liability insurance is for the building only. It doesn't cover the Tenant trading from the premises. Public Liability for the Tenant must be insured by the Tenant under a separate policy. Tenants must not do anything whereby the policy of insurance on the Premises or on the Fixtures and Fittings may become void or voidable or whereby the rate of premium on any such policy may be increased, and to repay to the Landlord all sums from time to time paid by way of increased premiums or insurance excess and all reasonable expenses incurred by the Landlord, in or about any renewal of such a policy, rendered necessary by a breach of this provision.
