Bring your premium hand-crafted, festive products to this brand new Christmas Market launching in St James's Market on Saturday 7th December.

On the busiest shopping day of the year Appear Here will be bringing together a curated selection of artisan makers, festive gifts, music and premium street food, all just seconds away from Piccadilly Circus in the heart of London.

The market will be heavily advertised through a media plan with digital, social media and adverts in Time Out London, as well as with strong PR and Influencers programme.

Defined by its four corners – St James's Palace, The Ritz, Piccadilly Circus & Trafalgar Square – the serene neighbourhood of St James’s is just minutes from London’s Regent Street, Soho & Leicester Square.

St James's Market is an impressive 450 million pound development in the heart of London and home to a sizeable 210,000 square feet of modern office accommodation and five flagship stores.

You'll be one of 15 market traders operating in the square in festive Christmas chalets. Italian brand Smeg, Aspinal of London, Paul & Shark, and Jigsaw are just some of the retailers in the area. Restaurants include critically acclaimed Aquavit, Danish bakers Ole & Steen and Duck and Waffle local.

Rules of The Space

St James Market - Market Rules Agreement - Sat 7th Dec 2019

All traders to have adequate PLI in excess of £5million in order to trade

All traders must provide all documentation as required by Westminster City Council prior to November 13th 2019.

Traders must attend mandatory security briefing prior to trading

SET UP / SET DOWN

Set up is strictly between 7.30am - 10am.

Set down time is strictly 6pm - 8.30pm

All waste must be brought home. Any trader found to dump waste will be fined up to £1,000.

STALL DESIGN

Traders must adhere to pre-approved set up designs.

Stall use, set up and display must be pre-approved by the Curation Team according to each traders' idea profile. Traders cannot deviate from their idea profile without prior written approval from the Curation Team.

DAMAGE DEPOSIT

Costs incurred to reinstate the stalls to original condition will be deducted from the damage deposit.

Traders are liable for all damages to their stall and the pitch surface.

It is the traders' responsibility to report any pre-existing damages to their stall and pitch surface to Market Manager prior to trading. Failure to do so will result in trader being held responsible for damages.

Trader understands use of stall is at their own risk.

Damage deposits will be returned to traders within 30 days of tenancy ending, subject to confirmation by the Market Manager that the gazebo and pitch have been reinstated to original condition.

TRADING

Trading hours are strictly 12pm - 6pm. Traders must be ready to trade promptly at 11pm sharp and must cease trading promptly at 6pm.

Stalls must not be left unattended at any time, this means two persons are required to trade.

Stalls cannot be sublet.

Traders must keep stalls tidy and clear of rubbish at all times. Excess stock must be kept out of sight.

All traders must provide an option to pay by card.

All traders must provide sales figures back to Appear Here (these will not be shared).

The trader is solely responsible for safeguarding their stock against theft or damage at all times, Crown Estate/ Appear Here are not liable.

Market Manager has full discretion to request traders to leave if behaviour is unsatisfactory or selling offensive goods.

Appear Here reserve the right to cancel market and refund payment in the event of extreme weather conditions.

Traders must not conduct, allow or encourage illegal activity in or around the stall area.

BOOKINGS

All bookings are non cancellable, non transferable and non refundable.

Traders must provide a minimum of 3 weeks notice if they no longer intend to trade. Full deposit will be retained for any traders absent from trading.

PAYMENT

Traders must pay Appear Here the Markets Fee in full, according to the payment schedule, inclusive of the Appear Here Pitch Fee and the Westminster License Fee in full (£200 + VAT for food & £120 + VAT for retail).

By signing this document the trader acknowledges and agrees to abide by the House Rules as set out above.

Failure to comply will result in trader being prohibited from trading immediately.

Home Truths

The rent is inclusive of the Appear Here Pitch Fee (£125) AND the license fee to Westminster City Council licence fee (£200 for food and alcohol).
