This road is very dependent on who walks down it on a day to day, one moment it's full of thousands of people and the next it's very quiet. Prepare for those quieter times, especially during the week.
Despite the number of tourist shops, Portobello attracts many high profile clients. Make sure you give them a unique shopping experience and think about offering bespoke services in-store.
The shop fittings (as pictured) do come with the space, including two counters, shelving and the marble radiators. The space does not have a phone line.

The landline is not available for use.
Four days notice (from the time a booking is paid, signed, and confirmed) is required for the Landlord to vacate the space.
No loud music or disturbance to the neighbours.
No cooking facilities on the premises.
For evening-only events:
The space may be booked for evening-only events from 7pm-11.30pm at £800+VAT/evening.
The Landlord will open and close the space for such evening events.
