A Little About This Space

On this laid-back, multicultural high street, Kilburn High Road is where locals come to grab a bite and a drink. Between Kilburn and Brondesbury stations are some of the area’s most popular local spots, including the North London Tavern and this old restaurant and bar to let. It's completely fitted out over two floors, with seating for 80 people.


It’s more pubs and eateries than shops on this part of the street, but the Sainsbury’s Local over the road sees quite a few locals during the day, as does the hair salon next door. Evenings and nights are when this area really comes to life though, as Kilburn’s younger crowd heads for a night out at the nearby Brondes Age bar or North London Tavern opposite. Brondesbury station is less than a minute walk away.


You’re next to Ciao Ciao Italia and LM Hair London, and a few doors from The Coffee Kitchen. Opposite, there’s a couple of fried chicken places and a busy Turkish restaurant.

Rules of The Space

The space is available to rent for a minimum of one week.

Licensed until 01:00 Monday - Thursday, 02:00 Saturday and 00:00 Sunday. The brand will need to take responsibility for checking personal alcohol license requirements in order to sell alcohol.

The Landlord will instruct the brand on waste collection procedure and the brand is responsible for adhering to this.

The rental period is to be 6 months + 1 week free at the end of the 6 months (Tuesday 1st May to Monday 5th November).

Pest control agreement has ended. You will be responsible for pest control throughout your tenancy.

PAT test certs will be available for the kitchen equipment.

The glass washer behind the bar might be fully functioning. Having not tested this recently I am not prepared to make any guarantees on its working order.

Cracked front window to be replaced, Ladies toilets to be fixed and wall in bar to be sealed and stain-blocked. My builders are confident that this will rectify the issue, however I will not provide a guarantee against any possible future water ingress in this respect.

The premises licence will remain in the name of Seed UK Ltd (My company name) as this is a sub-let through Seed UK Ltd. The DPS will need to be amended for the duration of the tenancy. You will be liable for the council processing fees (£23 x 2)

Alarm and CCTV will need to be covered at your expense

Wifi/Phone can also be left connected if you wish.

Deep clean to be carried out prior to tenancy and you are to have the premises deep cleaned on exit

The material changes you are requesting to make are fine provided that at the end of the tenancy these are returned to the original state if so demanded.

Rent exclusive of VAT but inclusive of business rates, service charges and utilities.

Home Truths

Some of the furniture can be removed, but some is fixed. The Landlord is keen to keep the space as it is.
