Greenpoint has seen rapid change with artists and young adults moving in as they get priced out of Williamsburg. A burgeoning music, nightlife, and restaurant scene is taking root. The nearest subway station is the Graham Ave L, a 15-minute walk.
This block of Division Place mostly consists of other warehouses and residential buildings. Nha Minh, a Vietnamese restaurant, and Hungry Burrito are both located around the corner on Morgan Ave.
The RENTER agrees to hold free and harmless and to indemnify Elwood’s
Studio LLC, its licensees, successors and assigns from and against any and
all loss, costs (including reasonable attorney’s fees), liability, damages
or claims of any nature including but not limited to third party litigation
arising from, growing out of, or concerning a) a breach of the terms and
conditions of this agreement, b) property damage to the premises and
property located thereon occurring on or around the premises during the
term of this agreement or any extension thereof caused by the RENTER, its
agents servants and/or employees in connection with the use of the
premises, and c) personal injuries occurring on or around the premises
during the term of this agreement or any extension thereof caused by the
RENTER, its agents servants and/or employees in connection with the use of
the premises. Elwood’s Studio LLC agrees to notify the RENTER in writing
within five (5) days after the expiration of the Term of the agreement or
any extensions thereof of property damage or personal injuries for which
the RENTER is responsible.
RENTER agrees to keep the premises free of illegal drugs. RENTER agrees
to refrain from smoking indoors.
INSURANCE: RENTER acknowledges that OWNER’S insurance does not cover
personal property damage caused by fire, theft, acts of God, acts of
others, and/or any other causes, nor shall OWNER be held liable for such
losses. RENTER is hereby advised to obtain her own insurance policy to
cover any personal losses. RENTER agrees to use the space at their own
risk. OWNER is not responsible for any physical injuries caused to RENTER
while RENTER is on the premises.
RIGHT OF ENTRY AND INSPECTION: OWNER may enter, inspect, and/or repair
the premises at any time. OWNER is permitted to make all alterations,
repairs and maintenance that in OWNER'S judgment is necessary to perform.
RENTER acknowledges the studio is under 24 hour security video surveillance.
This side of Greenpoint is fairly industrial and secluded so it can get a little quiet, turn this space into a destination.
