Electrical usage will be deducted from the tenants' damage deposit at the end of the tenancy.

Tenant needs to engage a carting company for commercial trash removal.

Atria will give the tenant 24-hour notice of any showings of the space.

8.1 Licensee covenants to provide on or before the Commencement Date of the term hereof and to keep in force during the term hereof for the benefit of Licensor and Licensee a customary policy of liability insurance naming Licensor as insureds thereunder covering all liabilities customarily covered by a general liability policy, subject to customary exclusions, occasioned by accident on or about the Licensed Area or any appurtenances thereto. Such policy is to be written by good and solvent insurance companies licensed to do business in the State of New York and reasonably satisfactory to Licensor, and shall provide coverage on an occurrence basis and not a claims-made basis. The policy shall be a customary General Liability type and extended to include personal injury liability and fire legal liability with the amounts of liability thereunder not less than $3,000,000 single limit, which consists of $1,000,000 Liability and
$2,000,000 Umbrella, for personal injury or death. In addition, Licensee will, at Licensee's expense, maintain (i) workers' compensation insurance within statutory limits covering all persons employed, directly or indirectly, and all employees and agents of Licensee with respect to whom death or bodily injury claims could be asserted against Licensor or Licensee; and (ii) fire and extended coverage, vandalism, malicious mischief and special extended coverage insurance in an amount adequate to cover the cost of replacement of all Licensee’s fixtures and decorations and improvements in the Licensed Area. Prior to the Commencement Date, Licensee agrees to deliver to Licensor either a duplicate or original of the aforesaid policy or a certificate evidencing such insurance.

8.2 Licensee shall indemnify and hold harmless Licensor and its respective partners, joint venturers, directors, officers, agents, servants and employees from and against any and all claims arising from or in connection with (a) the conduct or management of the Licensed Area or of any business therein, or any work or thing whatsoever done, or any condition created (other than by Licensor) in the Licensed Area during the Term resulting from the actions of Licensee, its partners, joint venturers, directors, officers, agents, employees or contractors; (b) any act, omission or negligence of Licensee, its partners, joint venturers, directors, officers, agents, employees or contractors; (c) any accident, injury or damage whatever occurring in the Licensed Area resulting from the actions of Licensee, its partners, joint venturers, directors, officers, agents, employees or contractors; and (d) any breach or default by Licensee in the full and prompt payment and performance of Licensee’s obligations under this License; together with all costs, expenses and liabilities incurred in or in connection with each such claim or action or proceeding brought thereon, including, without limitation, attorneys’ fees and expenses.
