A Little About This Space

This gorgeous ground floor hireable space is located in the coveted Duane Park area of
Tribeca. This neighborhood experiences consistent footfall due to the walkability of this specific
area. The space is in excellent condition, and features bright white walls, a deep, spacious
layout, modern seating throughout, high ceilings, and good natural light in the front of the space.
While it is currently being used as a studio, the owner is looking for occupancy to fill in gaps in
the studio’s calendar. The space is permitted for retail and events, so it would be optimal for a
brand activation, art gallery, or retail event.

The crowd

Tribeca is one of Manhattan’s most fashionable neighborhoods, drawing a crowd of affluent
locals, young families, celebrities, and tourists. Tribeca is known for its plethora of high-end
shopping and dining hotspots. With Duane Park just across the street and Washington Market
Park down the road from this space, expect to see plenty of locals either coming or going to
have a leisurely park hang nearby. Typically, weekdays in Tribeca are pretty busy, but
weekends are especially vibrant with folks wanting some retail therapy and boozy brunches at
famous spots like The Odeon.

Meet the neighbors

This space is centrally located in Tribeca, with Duane Park right across the street, and Duane
Park Patisserie next door. Tokyo Bay and The Hideaway Tribeca are down the block, and
upscale Italian spot, Scalini Fedeli, is across the street. High-end bridal shop, Floravere, is
located behind the space. Tribeca is characterized by its unique architecture, chic bars and
bistros, unparalleled views of the Hudson River, and a rare thing called space that New York
City doesn’t have much of. Walking around Tribeca feels like a breath of fresh air with its
gorgeous lofts, window boxes, and (relatively) quiet streets.
