Rules of The Space

Public liability insurance in an amount of at least £10 million is required for the Premises, as well as insurance in relation to the Tenant’s Permitted Use, stock and occupation of the Premises. The Landlord must see satisfactory evidence of theses insurances in advance of occupation.

Proposed signage must be agreed with the Landlord in advance and must be removed at the end of the Term.

The Tenant must also:

  1. Comply with the Landlord’s Centre Handbook in respect of the Premises, which will be provided prior to occupation.
  2. Supply daily gross receipts (on a confidential basis) to the Landlord weekly to enable the Landlord to monitor sales at the Centre.

The Landlord requires the tenant to provide the following data during occupation:
Till Sales Exc VAT
1. Value of online returns to store
2. Uplift in online sales in catchment area (to be agreed) post new entrance doors to the store – online sales based on 2 months and 2 months (if 2 months and 2 months after)
3. Footfall into store
4. # of transactions in-store
5. Cost per click through (click through vs website conversation rate)
