A Little About This Space

Over 200 million locals and tourists a year come to Oxford Street to shop and dine across 5 million square feet of retail and hospitality space. Off from here is Bird Street, where sustainability is a huge part of the conversation. Transformed into the UK’s first ‘Smart Street’ – it's home to a collection of cutting-edge spaces powered by next-generation sustainable technology. Pedestrian movement will supply the electricity and Airlite’s technology will purify the air. Here’s your chance to draw in the crowds and offer something different in a ground-breaking setting.

We’re looking for unique ideas focusing on technology, fashion, lifestyle and sustainability to take over all three retail spaces (a gallery concept or collaboration with a like-minded brand would work well here). The street is designed as an oasis away from the chaos of Oxford Street, with plenty of places to eat, drink, sit and chill. There’ll be lighting, heating and space for a vinyl logo sign in your space.

Reiss and Gap are a few doors down and Selfridges is a street away (perhaps you'll catch the attention of a few Selfridges buyers). Getting around is best by foot. Marble Arch, Bond Street and Oxford Circus underground stations are a few minutes’ walk.

Rules of The Space

Individual unit dimensions:
Unit 1 = 16.1 m2 // Unit 2 = 13.6 m2 // Unit 3 = 16.3 m2
For a full takeover all three retail units can be joined, gallery-style, by opening the interconnecting doors.

Trading Hours:
Mon-Sat: 10am – 8pm // Sun: 11am – 7pm
Check-in / Check-out occurs on Wednesdays.

Minimum duration: 1 week // Maximum duration: 9 weeks

Services included in pitch fee: Street cleansing, security, space management, marketing, electricity, water.

There will be an additional cost of £96, this covers Westminster licensing fees.

There will also be an additional fee of £80 to cover printing, production and installation of a branded vinyl and A board, this is organised by the landlord.

You will be required to vacate your occupancy by midday on the last day of your tenancy.

Amenities provided: Space for logo sign, basic lighting, heating, staff toilet facilities, bin store. NB: Units provided in shell condition - fixtures including shelving and storage are not provided.

Design and fit out must be approved by the landlord prior to occupancy. The unit must be returned to its original condition at the end of tenancy, including filling any holes drilled.

Note that the tenant is responsible for producing and installing the logo vinyl (size 1000 x 650mm/ 39.3" x 23.6"). Template and white metal A board will be provided. All signage must be approved by landlord and fit within guidelines.

You will need to have public and product liability insurance in place.

A refundable deposit of £760 applies to this space.

The Tenant must indemnify the Landlord against any losses or liabilities arising from any breach of any of the Tenant’s obligations in the Tenancy Agreement. If the Landlord gives notice to the Tenant identifying a breach, then the Tenant must take all steps reasonably required to remedy this within 2 working days. In case of default the Landlord may enter the premises to remedy the breach and all liability incurred by the Landlord in so doing will be recoverable from the Tenant as a debt. The Landlord is entitled to make deductions from the Tenant’s deposit in respect of any damage to the Premises or the Building, or any breach of obligations.

Rights granted to the Tenant in respect of use of the Premises and related utilities are granted on the condition that the Tenant does not interfere with or obstruct the rights of the Landlord or any other person so entitled.

The street is currently being transformed in time for launch on the 22nd June 2017.

This listing is for a full takeover of the triple space, but it can also be taken over separately.
